What is fractional ownership or shared cottage ownership?
Fractional ownership at The Black Pebble is carefree, shared ownership of a vacation cottage in a prime location on Lake of Bays, Muskoka.
At The Black Pebble you will own a ¼ or 1/12 share (interval) of a beautifully appointed 3 bedroom, Confederation log bungalow as well as an undivided share of the property. The share represents a certain number of weeks annually; for example, a 1/12 share provides 4 weeks of use, and a 1/4 share provides 12 weeks of use.
This innovative approach makes vacations more enjoyable and affordable without the worry of - or work involved with maintenance. The cost of a share of a fully furnished year-round residence is a fraction of the total value with all the benefits of ownership, including the right to personally enjoy the cottage, to rent it, sell it or bequeath it.

What makes this location special?

This ‘exclusive’ tall pine property is designed to inspire and enhance your connection with nature and the authentic Muskoka experience, and our southwest exposure offers breathtaking sunsets. Only 8 free standing cottages means a less populated beach and property. Huntsville and its arts, culture, entertainment and restaurants, as well as fabulous Algonquin Park, are just a short walk away. Golfers are well served by some of Muskoka's top golf courses just a short drive away. In addition local stores and restaurants are just a short drive away in the village of Dwight.

What features will add to the enjoyment of the seasons?
Each cottage is equipped with a four season Muskoka Room has an indoor Jenn-Air grill for you to enjoy your cooking experience even in winter. There's also a fireplace outside on the main patio. A heated salt-water pool in the upper sheltered area of the property to enjoy each spring, summer and fall. The spa master bathroom features a steam shower and a large soaker tub in which to relax after your hike or ski adventure.

Who owns the property?
You will be an owner in The Black Pebble Cottage Owners Association, a debt-free, not-for-profit corporation. Its shareholders, will own the resort land, buildings, contents, watercraft, docks and all other amenities exclusive to the property.

How long will we own our cottage?
Forever, to be sold or left to your family or friends – whatever you choose.

Can I sell my share of my cottage?
Yes, each owner can re-sell the intervals they own.

How often can we use our cottage?
Each interval purchased allows the owner 4 /8 or /12 weeks of exclusive use of their cottage every year. Initially you choose your specific cottage and prime summer week(s) which remain the same each and every year. Your remaining weeks are divided among the fall, winter and spring seasons and rotate on a pre-determined calendar.

How are our remaining weeks of use chosen each year?
These are chosen based on your order of choice (reservation priority) which is determined at the time you purchase your interval(s). This priority rotates one place each year to provide each owner with the greatest stability.

Can we loan our cottage to friends or family or rent our cottage?
Absolutely. If you're unable to use your cottage, you can let your family or friends enjoy it or rent it through our affiliated rental company.

Are there regulations concerning the number of people sleeping in my cottage?
Yes. Each cottage is limited to an occupancy of no more than 8 people.

How and when is housekeeping and maintenance done?
Check-in Friday at 4 pm, and check-out Friday at 11 am.
There is a 5 hour period each week between check-in and check-out during which each cottage is completely cleaned, linens changed, inventory checked, etc, so that your cottage will be spotless when you arrive. Grounds maintenance is ongoing, and any major work is accomplished twice a year when the entire resort property is closed for maintenance (one week in the spring and one week in the fall).

Is owner storage available?
There is a storage locker for each owner in the lower level of each cottage.

Can I use my boat at my cottage?
Your property is on Lake of Bays, one of the largest lakes in Muskoka and ideal for boating to other towns such as Dorset or Baysville and for waterskiing or sailing. You can even boat over to famous Bigwin Island for a round of golf. The Black Pebble will have deep-water docking spots, and owners will also be able to enjoy the use of canoes and kayaks during their stay. The Oxtongue River is right around the corner for an excellent afternoon on quiet water or to laze around the falls. For easy launching, a public boat launch is located nearby on Dwight Bay.

Is there a beach?
Yes. The property includes a wonderful 330 ft. long private sand beach on your property ideal for swimming and sunbathing, and its shallow sand shore line is ideal for families.

Are pets allowed?
No, for health reasons, pets are not allowed. However they can be boarded at various kennels, doggie motels or kitty inns.

Is smoking allowed?
No. All cottages are designated as non-smoking. Smoking is not permitted inside at anytime.

Are there world-wide exchange privileges?
Yes. You will become a member of RCI world-wide exchange, enabling you to exchange any of your weeks for others of your choice in any of RCI's affiliated resorts, partners and services.

Are the yearly maintenance fees?
Yes. The yearly maintenance fee includes all taxes, utilities, landscaping, cleaning and repairs, and is set by the Owners Association.

What deposits are required?
A $5,000 reservation per interval is required to secure your cottage choice and summer week(s). Another $15,000 per interval will be required on signing documents.
